Deck Repair or Replace? How to Tell What Your Deck Really Needs

When a deck starts looking rough, the big question is whether to repair it or tear it out and start over. In our experience, most decks do not need replacing — they need targeted repairs. Here is how to tell which one yours needs.

Check the boards first. Walk the deck slowly and step on every board. A board that flexes, feels spongy, or crumbles at the edges is rotted and should be replaced. Surface cracks, fading, and splinters, on the other hand, are usually cosmetic — a good cleaning, sanding, and stain or seal can bring those boards back. If only a few boards are bad, replacing just those boards is far cheaper than a new deck.

Test the rails and stairs. Grab each railing and push firmly. A railing that wobbles, or posts that move at the base, is a safety problem that needs fixing right away — loose railings and stairs cause most deck injuries. Check stair treads for rot and make sure handrails are solid. Railing and stair repair is almost always a repair job, not a reason to replace the whole deck.

Look underneath. The frame is what decides repair versus replace. Crawl underneath if you can and look at the joists, beams, and posts. Surface discoloration is normal; deep rot, large cracks, or posts sinking into the ground are not. If most of the frame is solid and only the surface boards are worn, repair buys you years. If the frame itself is rotted through in many places, replacement is the smarter money.

When repair buys you years. Repair is the right call when the frame is sound, the damage is limited to boards, rails, or stairs, and you like the deck's size and layout. Board replacement, railing and stair repair, resurfacing, and staining and sealing can add years to a deck you already have — and most repairs are done in a day.

When replace is smarter. Replacement makes sense when the frame is widely rotted, the deck is undersized for how you use it, or repairs would cost close to a new build. A deck that was built without proper footings or flashing is also a candidate for replacement rather than repeated patching.
